Covered Area
Before you get into the construction, it is important to know about the basics. The constructed area of the house is called a covered area and if you are building a double-story house, the area covered on the ground floor as well as the first floor will be combined (added) to get the total covered area.
1 marla is equal to around 272.251 square feet (sq. ft.). The total ground area of a 10 Marla house is nearly 2722.51 sq. ft. For a double-storey house, some may double it which becomes around 5445 sq. ft. but that’s not the right approach. Different housing societies have different laws in which you have to leave specific areas (front, side, back, etc.) open / uncovered.
So, I have chosen 3375 sq. ft. as the total covered area for our double-story 10 Marla house to cover the requirement of most housing societies. This house has 4 bedrooms, 5 bathrooms, 2 kitchens, 2 living rooms, and 1 drawing Room.

Here, I have mentioned estimated costs (rounded off) for a house constructed in Lahore so they can vary depending on various factors like location, material quality, brand, covered area, inflation, and many more. The covered area (exact) of your house will depend on various factors like spaces you want to leave, housing society laws, design, garage size, etc.
Total Cost of Building a 10 Marla House in Pakistan
The total cost of building a 10-marla house (grey structure + finishing), after adding all the costs mentioned below, is nearly 1.6 Crore Rupees. Keep in mind a range of 1.5M to 1.8M rupees as there are numerous factors that can increase or decrease the cost of construction such as covered area, quality of materials, brand of items, inflation, etc. Here is a list of all major expenses to construct a 10 Marla house.
